Project Summary
The development aims to address a significant need for housing and hotel accommodation in the community.
Location: Four properties at the corner of Rosedale Avenue and Julia Street (9514 & 9518 Julia St and 14406 & 14408 Rosedale Ave), located close to Highway 97 and Summerland's downtown core.
- Components:
- A four-storey hotel with 51 rooms. The hotel is intended to support local tourism, wineries, events, and sports tournaments, which currently face barriers due to a lack of local accommodation.
- A six-storey residential apartment building with 84 market-rental units (a mix of one and two-bedroom units). This component will help meet the community's need for an additional 772 housing units identified in the 2021 Housing Needs Assessment.
Status: The necessary zoning bylaw amendments were adopted by Summerland Council in July 2024, giving the project final approval to proceed.
Parking & Transportation
- Infrastructure for the one-acre site is designed to accommodate high-density use:
- Underground Parking: A total of 174 parking stalls will be provided across enclosed two-storey underground parkades.
- Accessibility: The site includes a network of numerous walkways to improve pedestrian access to nearby roads and the downtown area.
- Road Improvements: Planned upgrades include fresh line painting and the extension of the northbound left-turn lane on Highway 97 at Rosedale Avenue.
- Residential & Guest Amenities
- The development includes a variety of indoor and outdoor facilities intended to enhance the living and visitor experience:
- Social Spaces: An outdoor fire pit, multiple gardens, and an indoor-outdoor seating area.
- Private Areas: Resident units and hotel rooms will feature private patios or balconies.
- Leisure & Dining: A dedicated lounge area and outdoor dining spaces are integrated into the site plan.
- Interior Features: The residential building will offer a mix of studio, one-bedroom, and two-bedroom units, while both structures will utilize a combination of fiber cement, stucco, and brick masonry for the exterior.
