The Kelowna International Airport (YLW) is undergoing a significant expansion, marking a new era in its development. This ambitious project, spanning from 2023 to 2033, involves a substantial investment of approximately $360 million, funded through airport revenues and Airport Improvement Fees, not tax dollars. The expansion includes Kelowna's largest terminal expansion to date, as well as developments for light industrial and commercial business, new parking options, and enhancements in safety and sustainability.
A key component of this expansion is the Airport Terminal Building (ATB) Expansion project. This project is in response to the growing demand for air travel in the region and aims to improve connectivity to the Okanagan Valley. The ATB Expansion will add 60,000 square feet (5,590 sq. m) of new space and 13,000 square feet (1,200 sq. m) of renovated space to the terminal building. This includes an expanded Departures Lounge, an enlarged security screening area with new technology for increased efficiency, direct access to multiple gates for passengers, and improved wayfinding. The design incorporates sustainable elements like LED lighting, locally-sourced mass timber, and a geo-exchange heating and cooling system. The project is scheduled for completion in 2026.
Another notable development is the construction of a luxury hotel, Sutton Place, by Northland Properties. This $120 million project, starting in 2025 and expected to take three years, will feature a large restaurant highlighting local cuisine and wines. This hotel, along with a new parkade, is part of YLW's strategy to elevate the airport to a different class by offering luxury brand services on the airport campus, significantly enhancing the passenger experience.
The expansion also integrates environmentally friendly designs, in line with the airport's goal to become carbon-neutral by 2030 and net-zero by 2040. This includes the use of mass timber in the construction of the terminal's roof, a move supported by the province with a $500,000 grant from its Mass Timber Demonstration Program. This program not only contributes to reducing construction time by 25% but also supports the local economy by using locally sourced timber.
Throughout the construction, the airport will remain fully operational, although passengers may experience some temporary changes in amenities and wayfinding within the terminal.
