1580 Water Street is a low-rise condo development proposed. This project is 4 storeys tall, located at 1580 Water Street, Kelowna, BC. 1580 Water Street will have a total of 6 units.
Mark Anthony Group's redevelopment project is set to revitalize a vacant heritage facade in downtown Kelowna. This project promises to blend modern living with the historical charm of the neighborhood.
Residential Units: Upscale apartments on the upper three floors, each with private rooftop terraces. Each floor is planned to feature two three-bedroom apartments.
Commercial Space: The ground floor will offer 2,500 square feet of vibrant retail space, ideal for food and beverage establishments or gallery spaces.
Design Highlights
The building's design integrates the cherished heritage facade with contemporary architectural elements, using a light material palette to create a lively and fresh aesthetic. Emphasis on creating a sense of community and vibrancy through open and engaging retail spaces.
Development History
Originally planned as a 12-storey luxury boutique hotel with 72 rooms, the project was revised due to neighborhood feedback and failed agreements with neighbors.
The current four-storey design emerged after a verbal agreement with a neighbor fell through.
Current Status
Kelowna City Council has approved site-specific text amendments to increase the project's density and height.
Preliminary drawings show a commitment to maintaining green spaces and the heritage facade, although final designs are subject to change.
The developer is expected to submit a development permit application, with updated renderings to be presented at that stage.
Community Impact
The project aims to enhance the downtown area with high-quality residential units and engaging retail spaces.
By maintaining the heritage facade, the development will complement the historical character of the neighborhood while introducing modern living amenities.
The project addresses the need for quick development after the site sat vacant for five years, aiming to clean up the area and contribute positively to the community.

This is an absolutely beautiful and unique design! It's a shame that they are limited to 4 storeys.
