Transforming Kelowna: One Varsity Tower to Soar Downtown

A 35-story mixed-use tower, named One Varsity, is set to grace Kelowna's downtown skyline, just across from the under-construction UBC Okanagan tower. While the development permit was not approved during the October 17 public hearing, the project remains in focus, awaiting revisions.
This iconic tower, situated at 1405 St. Paul Street, will boast 342 units, including micro-suites, one-bedroom, and two-bedroom apartments, with potential space for a ground-floor grocery store. The project aims to redefine urban living in Kelowna.
The One Varsity project, designed by Kerkhoff Construction, promises to be more than a high-rise building. It's envisioned as a thriving neighborhood that fosters a strong sense of community. The ground floor will house a modern grocery store, among other amenities.
What sets One Varsity apart is its carefully planned amenities, strategically placed to promote social interaction among residents. The sixth floor will be the heart of community life, featuring spaces for fitness enthusiasts, co-working, brainstorming, podcasting, and more. Residents can enjoy outdoor amenities that provide a backyard-like experience.
Prices for these modern living spaces will begin in the high $300,000s. While there will be luxurious penthouses, they are set to be more affordable than those at One Water Street, likely selling for less than $2 million each.
While it will stand across from UBC Okanagan, One Varsity is not exclusively for students. It caters to various homeowners, including families seeking a foothold in Kelowna's thriving real estate market.
This development aims to complement the dynamic energy brought by the UBC campus, creating a new epicenter within the downtown area. It is a testament to Kelowna's growing allure as one of the fastest-growing regions in the nation.
The project is expected to open in 2027, aligning with the UBC Okanagan tower's completion, heralding a new era for downtown Kelowna.
