The development is located on the historic Daily Courier site at the intersection of Doyle Avenue and St. Paul Street, north of the UBCO Downtown development, marking a pivotal redevelopment on the north side of downtown Kelowna. The previous proposal for the site was designed to include a 16-story office space. However, the vision has since evolved in response to market demands and community needs, with the Mission Group opting for a purely residential tower.
The Vision
Initially, the plan was to have a mix of rentals and condo units, however, probably due to the slow market, in June 2024, it was changed to have 384 rental units only.
Standing at 117 meters, the new tower will be the 4th tallest building in Kelowna, following the under-construction UBCO tower, the Eli tower from the Water by the Park development, and the existing One Water Street East tower in the north end. This significant height contributes to Kelowna's evolving skyline and reflects the city's growth and modernization.
Amenities
The ground floor of the tower is meticulously designed to enhance the urban living experience, featuring five commercial units totaling 837.4 m² (9,014.1 SF) and a co-working space that opens onto St. Paul Street. Residents will enjoy access to a variety of shared amenities, including a fitness center, entertainment center, lounge, and other communal spaces, all conveniently located on the fifth and 40th floors. A four-story, above-ground parkade, offering 323 parking stalls, addresses the practical needs of the community. Additionally, bike storage will be available, further catering to the residents' convenience.

Was it? On the application it says garden is at level 5, and units are 5-39. So 4 levels of podium? Maybe I am reading it wrong.

I don't like that podium, very industrial-looking from the drawings, maybe better in real life. It looks like the amount of units dropped, but podium is the same size.
Maybe if the first floor (retail) had higher ceilings, massing would not stand out as much. I feel like it helps in Water by the Park case.

New revisions submitted:
- Amount of units lowered from 462 to 384
- Podium lowered to 4 levels
- All units are rentals now!
- Heights 117.4, a bit lower, than the original proposal.
Also new drawings are uploaded :)

Previous articles on Castanet (from the original 2022 proposal) said it was a "partnership" and the projects were designed together. But I see what you mean, I removed the word partnership, mention of the UBCO from the project's name, and corrected the article. Thank you for the feedback.

This post is misleading. Mission Group is developing this site independently of UBC, there is no affiliation between the two. The property was subdivided in 2022 into 2 lots - severing the two projects and developers from one another.
